Home Sales, Prices up in April as Move-Up, Luxury Segments Surge

Tri-Cities home sales and prices were up in April, according to the Northeast Tennessee Association of Realtors® (NETAR). Buyers pushed deeper into the market as move-up and luxury segments overshadowed a nearly flat affordable tier.

Closed sales totaled 745 in April, up 10.2% from last year. The median sales price reached $289,000, a 5.09% year-over-year increase, continuing the region’s long-term pattern of measured, steady price appreciation. The results are consistent with normal spring seasonality.

Segment Breakdown

In the affordable price zone — homes priced between $160,000 and $299,999 — sales edged up just 0.3% from April 2025. Despite the modest gain, agents report that segment is beginning to attract multiple offers, a sign of persistent demand pressure at entry-level price points.

The move-up market, homes in the $300,000 to $499,999 range, posted a 21.6% sales increase compared with a year ago. The luxury segment, properties at $500,000 and above, surged 31.9%.

Agent Observations

Real estate professionals say the competitive dynamics have shifted in recent weeks. Multiple-offer situations are re-emerging as buyers contend with limited inventory in lower price ranges.

At the same time, agents note that buyers across all price tiers have grown more selective. Properties that are not well-priced or move-in ready are taking longer to sell, even as overall volume climbs.

Market Context

The April results extend a multi-year trend of incremental growth in the nine-county, two-state Tri-Cities region. The region has avoided the sharp boom-and-bust cycles seen in larger markets and is tracking a steady upward trajectory in both volume and pricing.

The divergence between a nearly stagnant affordable tier and sharply higher move-up and luxury segments suggests demand in the region is being driven increasingly by trade-up buyers and higher-income households, even as first-time buyer competition in entry-level inventory picks up.
