September’s top residential sale was in Johnson City. It was the 53rd million-dollar plus sale so far this year.

The $2.9 million dollar sale was a 4-bedroom, 7,563 sq. ft. home on five acres.

According to listing information, everything was completely remodeled in 2022, and all furniture was available to convey. They home has a great room with a 20 ft. ceiling that opens to a covered patio with a natural gas fire pit, heated pool with waterfalls, a kiddie pool, hot bug and build in grill with sitting area and green spaces.

There were eight million-dollar plus sales last month, three more than September last year. It was the 26^th cash deal so far this year.

So far Washington Co. has seen most of the million-dollar plus sales (27) followed by Sullivan Co. (10).

There are currently 77 listing for properties with a listing price of $1 million or more in the seven primary counties monitored by the Northeast Tennessee Association of Realtors (NETAR) That area includes Carter, Greene, Hawkins, Johnson, Sullivan, Unicoi and Washington counties in NE TN.

Sales in the overall luxury market – $500K and up – were up 9.7% last month and the nine-month trend was up 16% from last year. So far this year, 697 homes in the luxury price range have sold, and the September pending sales held the promise of a continue strong showing.

Sellers accepted 90 offers for luxury home last month. That’s a 28.6% increase from this time last year.

New listing (138) in the luxury category were up 17.9%. That was the second highest increase for the month. The largest increase was the $120K to $139,999K price range. It was up 23.1%.

The active inventory for luxury listing was 471 last month, up 46.7% from last year.
