MARKET PULSE – July’s top $1 million plus home sale was in Bristol, TN

The Tri-Cities Region added its 43rd $1 million plus home sale in July. That’s a 34.4% increase over sales during the first seven months of last year.

There were seven $1 million plus sales last month.

July’s $1,350,00 top sale was a sprawling 6,119 sq. ft. Low County Style Home in Bristol. TN loaded with amenities. It featured a grand foyer with walnut flooring and a double access staircase. The home’s music room shares a double-sided glass fireplace. The formal dining room and butler’s pantry accesses a chef’s kitchen. The family area included a family room and dining area with a triple sided gas fireplace that opened to a sunroom. Other amenities included a three-car garage with a mudroom. There’s also a dedicated gym. The upstairs leads into an oversized tv/game room and three large bedrooms, each with ensuite bathrooms. Bonuses that were listed included an encapsulated crawlspace, whole house generation, central vacuum, two gas tankless water heaters and an in-ground 500-gallon propane tank.

The home was on the market for 43 days. It was one of two cash sales in the $1 million plus category.

 Four of July’s sales were in Washington Co. Two were in Sullivan, one was in Greene Co.

So far this year Washington Co. has accounted for 19 of the top-end sales. Sullivan Co. accounted for nine sales and Carter Co. has posted six sales. There have been four sales in Greene Co. two in Johnson Co., two in Unicoi and one in Hawkins.

The $1 million plus sales are the top end of the region’s luxury home sales that begins in the $500K price range. It’s a market segment that is 14.4% higher that it was during the first seven months of last year with 517 sales so far this year.

The luxury market is also the top July Pending Sales. It was up 26.5% from last year.

Sellers accepted offers on 105 luxury home sales last month.
