MARKET PULSE – New home sales up, prices down

New homes sold during the first half of this year were up by 41%, and the sales price was down 3.7% from last year.

At the end of June 383 new construction homes sold in the primary NE TN counties monitored by NETAR. That includes Carter, Greene, Hawkins, Johnson, Sullivan, Unicoi, and Washington counties. During the same period last year, there were 217 sales.

The median sales price was $331,695. Last year it was $344,530.

New construction homes sold this year were also slightly smaller than last year. This year’s median square footage was 1,828, down from 1,990 during the first half of last year.

Where new homes were selling have also seen some big changes. Here’s how sales so far this year look compared to the first half of 2023 in the counties with the most sales.

Kingsport – 113, up from 48

Jonesborough – 82, up from 48

Johnson City – 63, up from 60

Greeneville – 50, up from 41

Erwin – 10, up from.

Elizabethton – 11, up from 4

Gray – 13, no change from last year

How sales were financed by buyers is also seeing some change.

Th number of cash sales increased to 77 from 55 last year.

FHA sales saw the biggest increase – 66 sales compared to 23 last year.

VA sales saw the second largest increase, 50 sales up from 25 last year.

So far this year there have been 186 conventional sales, up from 163 last year.
