Million dollar plus sales dropped to their lowest level this year in November. There were three sales, down from eight during November last year.

The top sale was in Mountain City and encompassed a farm with over 230 unrestricted acres, an updated farm cottage, a guest house, and three barns. The entire property is fenced into multiple pastures and is currently a working cattle farm with over 30 acres of hay meadows. The rest are in pastures and a wooded portion with old-growth timber.

The farm cottage has been up-fitted with central air and heat, a stone fireplace with a wood stove insert and other amenities. The second home is billed as suitable as a guest house, office, or rental property.

This top sale was a $1.9 million cash deal.

Since the top sale was a lot more than a residence, the No. 2 sale is noteworthy. It was a $1.8 million, 5 bedrooms, 5 bath, Kingsport transaction.

There have been 64 $1-million plus sales so far this year. Almost half of them (30) have been cash sales. Most of the sales (29) have been in Washington Co. The top sales month was May with 11 closings. There were 54 $-million plus sales during the first 11 months of  2023.

Sales in the $500K and up luxury class were up 23.2% last month. Year-to-date sales are up 12.5% and include 837 transactions.

Listing in this sales range account for 451 of the region’s active listing. They dominate the region’s 2,138 listings. There are 428 listings in the $300K-$399,999 in the No. 2 slot. Combined, they account for 41% of the region’s active listings.

At mid-month there were 74 pending sales in the $500K and up price range, up 39.6% from last year.
