MARKET PULSE – October top sale was in the Ridges

A 14-room home with 9,000 sq. ft of living space perched atop one of the highest points in the Ridges was October’s top sale. The five bedroom, six-bath home sold for $2,350,000 – $260.24 per sq. foot.

A description of the home bill it as offering both everyday living and grand entertaining options with multiple living areas. A main-level master suite serves as a private retreat. Complete with a sleek, modern fireplace, an oversized walk-in closet, and a spa-inspired bath featuring a sunken whirlpool, steam/shower, and marble finishes.

The exterior has double-level decks. The home also included 6,200 sq. ft. of unfinished basement.

The sale was one of three cash sales last month.  So far this year 29 of the 61 $1 million plus sales have been cash deals.

Most of these top sales (28) have been in Washington Co. Tenn. followed by Sullivan Co. with 12 sales.

The average regional time on market for $1 million plus homes is 14 months. The Johnson City region has the least time on market (12 months) followed by Greeneville (13 months.) October’s top sale was on the market for 21 days.

Listings in the $500K and up price range accounted for the most active listing (448) in October followed by listing in the $300K-$399,999K price range (416).

Pending sales in the luxury class were also brisk last month. Sellers accepted 88 new contracts, up 6% from last year. Year-to-date there have been 859 sales in the $500K and up price range, up 14.8% from last year.

A mid-Nov. check shows 73 residential properties with a listing price of $1 million and up.
