Tri-Cities Home Prices Outrun Inflation as June Sales Climb

Tri-Cities home prices grew faster than inflation in June, while sales climbed and supply tightened, according to the Northeast Tennessee Association of Realtors® (NETAR).

June’s median sales price was $308,750. That is 4.7% higher than June last year. Sales totaled 812, up 3.8% from a year ago. Median months of inventory eased to 3.75 from 3.89. New listings were the only soft spot. Sellers brought 1,059 homes to market, down 4.6% from last June.
The median days on market last month was 67 days. That’s five days slower than last June. It is also 28 days faster than January. Days on market is a demand gauge. Fewer days signal higher consumer demand.
The market stayed firmly in sellers’ territory with 3.75 months of inventory. Any supply reading of 5.5 months or less favors sellers. The Tri-Cities has not been above 3.9 months this year.
The national picture looks different. Realtor.com now projects U.S. home price growth will slow to 1.2% this year. Inflation was running at 4.2% in May. Growth that slow means the typical American home is losing value in real terms. Buying power is eroding faster than prices climb.
Tri-Cities prices did not follow that path. June’s 4.7% gain edged past May’s 4.2% inflation rate. Local sellers made a small real gain. But the margin is thin. Half a percentage point of inflation would erase it. The June inflation rate will be released on July 14.
Six-month totals confirm the region’s strength. Home sales reached 4,115, up 8.3% from the first half of 2025. New listings totaled 5,911, up 2.9%.
Most of that sales growth came early. January through April each posted double-digit gains over the prior year. May and June slowed to low single digits.
The trend line points to a market that is expanding without overheating. Sales are rising. Inventory is building slowly. Prices are advancing at a steady clip rather than spiking.
