Communities with increased market share of home sales

Don Fenley

Market share is a key indicator of a company’s competitiveness. The market share of home sales is also an indicator of how communities or even neighborhoods are growing or declining.

That makes the home sales market share a valuable indicator of a Realtor’s marketing toolbox. Combined with the more often used sales and price metrics, it can find and track market trends for investors, buyers, or sellers.

NETAR’s most recent submarket report examines the first sales and price metrics. Here’s how the market share picture looks at the end of the first nine months of this year compared to last year:

While they don’t have the biggest share of the home sales market, Rogersville, Elizabethton, and Blountville have the most improved growth rates so far this year. At the same time, the cities with the largest market share are showing a decline in market share growth.

The takeaway is the regional market continues to see the expansion to areas outside its largest urban areas.
