Homeownership Is The Cornerstone Of The American Dream

June is Homeownership Month, and this year’s fundamentals of stability, relative affordability, and steady demand make it a sound long-term bet. It’s especially true in the Tri-Cities. 

Stability is the region’s real story. Five diagnostic gauges – list-to-sale spread, days on market, inventory, price reductions, and seller concessions – all read the same way. They point to a market that’s firm and well-calibrated. Distress is scarce. Foreclosure filings and underwater mortgages are near historic lows. And the risk of a market downturn is low, according to the current ATTOM Housing Risk Report. 

 For families who already own here, there is real, durable wealth. The equity built over the past several years rests on solid ground, not borrowed time. For those entering the market, the potential for the same is strong. 

Even after years of price gains, the Tri-Cities remains one of the more affordable corners of East Tennessee. 

Steady in-migration is a vote of confidence in the region’s livability, and it has handed local sellers a deep, dependable pool of demand. At the same time, it has kept the imbalance of the region’s birth rate to the death rate in balance and added over $3 billion a year to the regional economy. 

In short, it’s a market worth owning in. But there’s more to the story. 

A couple of years ago, a research economist at the National Association of Realtors® (NAR) wrote a white paper that sheds some light on the often-overlooked facets of homeownership. They are as pertinent now as they were then. 

It pointed out that in addition to the economic benefits, research shows that homeownership brings substantial social benefits for families, communities, and the country as a whole. These societal benefits are just as much of the motivation for policymakers to promote homeownership as the economic advantages.  

Simply put, homeownership provides much of the societal glue for healthier communities on both the financial and social sides of the ledger.  

Here are the often overlooked but documented social benefits of homeownership: 

– Increased charitable activities. 

– Civic participation in local community and national issues (including voting). 

– Greater awareness of the political process. 

– Higher incidence of membership in voluntary organizations and church attendance. 

– Greater attachment to the neighborhood and neighbors. 

– Lower teen pregnancy among children living in owned homes. 

– Higher student test scores for children living in owned homes. 

– Higher rate of high school graduation, which equates to higher earnings. 

– Homeowners take on greater responsibilities such as home maintenance and gaining the financial skills to manage mortgage payments, and those skills transfer to their children. 

– Lower teenage delinquency. 

– Homeowners reported higher life satisfaction, higher self-esteem, happiness, and higher perceived control over their lives. 

– Solid wealth gains for homeowners under normal housing market conditions. 

– Homeowners not only experience a significant increase in housing satisfaction but also get higher satisfaction even in the same home in which they resided as renters. 

– Homeowners better maintain their homes, and high-quality structures also raise mental health -renter-occupied housing appreciates less than owner-occupied housing. 

– Housing prices are higher in high-ownership neighborhoods. 

The fundamentals that make Tri-Cities homeownership a sound long-term bet are the same forces working quietly in buyers’ favor as 2026 unfolds. The cultural and quality of life benefits of homeownership are the factors that round it out as the American Dream.
