MARKET PULSE: Greeneville Bucks New Home Sales Trend

September’s Tri-Cities new-home market was busier and pricier than a year ago. More homes closed; the typical was larger, cost more per sq. ft., and HOA communities accounted for a bigger slice of activity.

 The steady rise in size and price points suggests buyers remain confident. But they’re also seeking more value and amenities for their money.

The market remains healthy for builders. But it’s shifting. Greene County is leaning more toward affordability, while Sullivan and Washington counties are absorbing larger, more expensive homes.

  • Closings: 78 (up from 61 last year)
  • Average sold price: $408,890 (up 7.3%)
  • Median sold price: $366,175 (up 4.6%)
  • Average finished sq. ft. per home: 1,975 (vs. 1,920 in 2024)
  • Average sold price per finished sq. ft.: $207 (vs. $198 in 2024)
  • HOA presence: 62 (up from 38)
  • Avg HOA fee: $327 (up from $293)
  • There are 230 active new home listings. That’s 2.9 months of inventory.

County Highlights

Affordability in Greene Co.

Greene’s mix skewed smaller and more budget-friendly, pulling overall prices down from last year’s unusually high base. Even so, price-per-square-foot moved higher, signaling steady demand for new product at attainable sizes. There were 10 sales last month.

  • Average sold price: $273,920 (down from $369,633 last year)
  • Median sold price: $269,000 (down from $371,500)
  • Average finished sq. ft. per home: 1,675
  • Average sold price per finished sq. ft.: $163 (2025) vs $147 (2024)
  • HOA  – Avg fee on 5 homes was $350

Sullivan Co. – Larger Homes, Higher Averages

There was a big jump in average price powered by larger footprints and more features. Even with a steady median, price-per-square-foot surged, underscoring demand for mid-to upper-tier builds. There were 23 sales.

  • Average sold price: $450,041 (up sharply from $336,059)
  • Median sold price: $349,460 (flat from $347,245)
  • Average finished sq. ft. per home: 2,071
  • Average sold price per finished sq. ft.: $217 (2025) vs $162 (2024)
  • HOA  – Avg fee on 19 homes was $258

Washington Co. – Price Leader With More Amenities

Washington remained the leader on price and leaned further into HOA communities. Larger homes and higher community-fee environments point to buyer appetite for neighborhood amenities and move-up product. There were 43 sales.

  • Average sold price: $421,769 (from $410,354 last year)
  • Median sold price: $405,625 (up from $356,518)
  • Average finished sq. ft. per home: 2,064
  • Average sold price per finished sq. ft.: $204 (2025) vs $170 (2024)
  • HOA  – Average fee on 38 homes was $359

Carter Co. – Two sales

  • Median price $319,450, down from last year’s one sale of $650,000. Average finished sq. ft. 1,191. Average price per finished sq. ft. $258
