MARKET PULSE – Home Sales Climb 8% in First Half of 2026, Led by Move-Up Buyers

Tri-Cities home sales rose in the first six months of 2026, and the growth reached across most of the price range, according to the Northeast Tennessee Association of Realtors® (NETAR).

Closed sales totaled 4,120 through June. That is up 8.4% from 3,800 in the same period last year. The market did not just hold its ground. It grew, and it grew in nearly every bracket above $160,000.
The move-up market led the way. Sales in the $300,000 to $499,999 range reached 1,395. That is a 15.3% gain over last year, the fastest pace of any core segment. The sharpest single jump came in the $400,000 to $499,999 bracket. Sales there climbed 36.3%. Strong homeowner equity and new construction both help explain the surge.
The affordable market remained the backbone of local sales. Homes priced from $160,000 to $299,999 accounted for 1,683 closings. That is a 6.4% increase and roughly 41% of all sales. The segment still carries more volume than any other. Its growth pace was the slowest of the three core markets, though, and its share of the market slipped slightly.
The luxury market showed real depth. Sales of homes priced at $500,000 and above rose 13.3% to 529. The double-digit gain points to steady demand at the top, not a handful of high-priced deals.
The only declines came at the entry level. Sales under $100,000 slipped 1.1%. The $100,000 to $159,999 bracket fell 7.3%. That is a supply story more than a demand story. As values rise, homes that once sold below $160,000 now close in higher brackets. The buyers remain. The inventory does not.
The pattern points to a market shifting up the price ladder. Buyers are transacting higher, and the upper-middle range holds the momentum.
