Every spring, headlines declare the “best time” to buy or sell a home. Summer gets labeled competitive. Fall is pitched as a hidden sweet spot. Winter is often written off entirely.

But when you move past the sound bites and look at real local sales data, the story changes. After reviewing thousands of home closings across the counties monitored by the Northeast Tennessee Association of Realtors® (NETAR), one simple truth stands out:

The best time to buy or sell a home is different for everyone, and the seasons don’t matter nearly as much as people think.

Yes, sales activity does shift during the year. Here’s how local closings typically break down:

  • Spring: 26%
  • Summer: 29%
  • Fall: 25%
  • Winter: 19%

On the surface, summer and fall look like the strongest seasons. And in fact, homes that closed in the fall tended to sell for slightly more than the annual average. But spread over a 30-year mortgage, that amount barely moves the needle. Of course, that’s a generalized statement based on averages. It can and does vary for individuals and families based on how much home they buy and where.

There’s another wrinkle that rarely gets mentioned in mainstream coverage: a “summer closing” usually reflects a contract signed in late spring, and a “fall closing” often comes from a deal made in late summer. The seasons blur together more than the headlines suggest.

What really drives a successful home purchase or sale isn’t the calendar. It’s:

  • Local supply and demand in your specific neighborhood
  • Current competition in your price range
  • Financing conditions and buyer activity
  • And most importantly, your personal timing, needs, and flexibility

Trying to time the real estate market based on national news is a lot like trying to buy stocks at the perfect moment. It sounds smart in theory. Very few people pull it off — and most miss better opportunities by waiting too long.
